Delray's Midtown townhomes left out handicap accessibility

While at the Site Plan Review and Appearance Board meeting on Oct. 24, I questioned the handicap accessibility to the townhomes being financed by taxpayer money and that no provisions had been made to accommodate all members of our work force in our All America City. I brought up the fact that many members of our workforce are able to lead productive lives, work and pay taxes, yet they are unable to climb stairs. Sun Sentinel

The planned medical building the Midtown Delray project is solicating occupants. The estimated availablility date is Late 2008 with 1,500 square feet up to 10,000 per tenant. The building is planned to be 30,000 with 3 floors and 380 feet of frontage on Linton Boulevard.

Members of the Planning and Zoning Board realized Monday night they didn't have all the information needed to endorse 116 town homes and an office building proposed on Linton Boulevard and Old Germantown Road.

The remnants of Bloods Grove has been sold and the development project is called Midtown Delray. The property is 9.56 acres on Linton boulevard just east of Military Trail.

The Midtown Delray project is currently designed to be 116 multi-family town homes and a three story 29,571 square foot medical office. The Midtown Delray project is receiving a government grant of 5 million dollars to make 32 of the 116 town homes part of the Community Workforce Housing Innovative Program (CWHIP). If you do the math, they are getting $156,250 per unit.

What is the Community Workforce Housing Innovation Pilot Program ( CWHIP) - The 2007 Florida Legislature passed House Bill 1375 (Section 420.5095, F.S.), a housing bill focuses on addressing some of the affordable housing challenges the State currently faces. HB 1375 (Section 420.5095, F.S.) includes $62.4 million for an affordable housing pilot program called the Community Workforce Housing Innovation Pilot Program (CWHIP). Florida Housing will administer CWHIP, and these funds will be awarded on a competitive basis through an application process to public-private entities seeking to build affordable housing for Florida’s workforce. more

Fla. Housing Finance Corp. Committee to Recommend 11 CWHIP Winners on Fri.

TALLAHASSEE, Fla. --- Florida Housing Finance Corp., the agency charged with disbursing up to $50 million in CWHIP funds to innovative workforce housing projects this year, will recommend that 11 CWHIP grant applications that total $49 million be approved at its board of directors meeting on Friday in Tampa.

Ian Smith, director of communications at Fla. Housing Finance Corp., forwarded a list of committee-recommended CWHIP winners at our request, stressing that committee recommendations won't be finalized until the Board votes on Friday.

The prospective winners are:

1. Village of Quillen/Indiantown area/Martin County
2. Merry Place at Pleasant City/West Palm Beach/Palm Beach County
3. Wolf Creek Village/Freeport/Walton County
4. Boulevard of the Arts Residences/City of Sarasota/Sarasota County
5. The Preserve/City of St. Cloud/Osceola County
6. Homes of West Augustine/West Augustine/St. Johns County
7. Verde/City of Orlando/Orange County
8. Ridgeview Subdivision and The Villas at Kenilworth/Sebring/Highlands County
9. Westshore Landings One/Tampa/Hillsborough County ($4 million)
10. Midtown Delray/City of Delray Beach/Palm Beach County
11. Hatton StreetHouses/City of Sarasota/Sarasota County

Except where noted, projects requested the $5 million CWHIP maximum. Boulevard of the Arts Residences/Sarasota (#4) and Hatton Street Houses/Sarasota (#10) constituted a combined proposal by the same developer with different public partners requesting a total of $5 million. more

DELRAY BEACH — More than 150 residents poured into city hall on Monday to let city officials know they intend to fight a developer who wants to build townhouses and medical offices in their neighborhood.

People crammed into city council chambers and quickly filled the seats, as lines formed through the doors and trickled into the hallway. The planning and zoning board spent almost three hours debating the proposed project by Ascot Development called Midtown Delray. more
